BC STRATA REPORT WORKSPACE

Build the draft.
Keep the judgment.

ReserveIQ helps qualified professionals turn building evidence into a traceable 30-year depreciation-report draft—without giving up control of the assumptions, funding models, or final sign-off.

THE WORK TODAY

The report is professional work.
The rework does not have to be.

Depreciation reports combine site evidence, component inventories, cost assumptions, 30-year cash-flow models, and a long-form document. In many firms, those pieces still move between spreadsheets, Word files, inboxes, and version names.

ReserveIQ gives the author one project record from intake to draft—so time goes into inspection and judgment instead of rebuilding the same tables.

01

Bring the evidence together

Create a private firm project, enter the building details, and attach prior reports, invoices, photos, and financial records.

02

Review the component register

Turn roofs, elevators, windows, mechanical systems, and other common property into editable service-life and cost assumptions.

03

Model the next 30 years

See replacement events, inflation-adjusted costs, and three funding scenarios update as the professional changes the inputs.

04

Resolve every open assumption

A review queue keeps low-confidence or unverified figures visible. Nothing is silently treated as professional judgment.

05

Issue a review-ready draft

Generate a structured depreciation-report draft with sources, assumptions, scenarios, and a permanent professional-review watermark.

LIVE, EXPLAINABLE MODEL

One changed assumption flows through the whole draft.

Change a service life, current cost, inflation rate, interest rate, contingency, or opening reserve balance. The replacement schedule and funding scenarios recalculate immediately.

WHY NOW

BC created a recurring compliance workflow.

BC strata corporations with five or more lots must obtain a depreciation report on a five-year cycle. The report covers a 30-year physical and financial forecast and must be prepared by a designated qualified person.

The adjacent electrical-planning-report requirement creates another professional workflow for assessing current capacity and future demand such as EV charging and heat pumps.

10-FIRM DESIGN-PARTNER PROGRAM

Test it on real work.
Tell us where it breaks.

We are inviting a small group of BC report providers to pilot ReserveIQ on two or three upcoming buildings at no software cost. The goal is simple: measure drafting time, find the missing controls, and decide whether the workflow deserves a paid rollout.

FOR PARTICIPATING FIRMS

2–3 real building files

60 days of pilot access

3 structured feedback check-ins
